Real estate agency marketing: attracting sellers and buyers
A real estate agency serves two kinds of clients at once: people who want to sell a home and people who want to buy. Neither trusts agencies: "they take a commission and do nothing", "they hide the real price". So real estate agency marketing is first of all about transparency and the agents' personal reputations. This article sets out a system for winning both listings and buyers for an agency in Tashkent.

The agency's two markets
| Seller (owner) | Buyer | |
|---|---|---|
| Main question | "Will it sell fast and at a good price?" | "Is there a good match, and will I be cheated?" |
| What they trust | The agent's experience, properties sold | Real listings, document checks |
| Where they look | Referrals, friends, the agency's reputation | Listing sites, Telegram channels, Instagram |
| Marketing's job | Win the listing | Sell the listing |
Many agencies advertise only to buyers and forget to attract sellers. But without listings, an agency has nothing to sell.
Step 1. Specialise
"All property types, all districts" doesn't inspire trust. Stronger:
- By district: "the Mirzo Ulugbek apartment specialist".
- By type: new builds, resale, commercial property, rentals.
- By client: young families, investors, Uzbeks living abroad.
A specialised agent knows the market better — and that's easy to show in content. Framing the offer — unique selling proposition.
Step 2. The agent's personal brand
In real estate, people work with a specific person, not an agency. Each agent:
- is active on Instagram or Telegram: the district's market, property reviews, advice;
- appears in videos with their own face and voice — that's how trust forms;
- shows properties sold and client reviews (with consent);
- explains a clear way of working: what they do, how long it takes, what the commission is.
The agency profile features the agents, and the agents carry the agency brand. Personal brand basics — personal brand: where to start; expert video — expert interview videos.
Step 3. Property content
One good property video saves dozens of calls: buyers see it in advance and there are fewer wasted viewings.
| Format | What to show |
|---|---|
| Video tour | From the entrance to the end, every room, the view from the window |
| District review | Schools, kindergartens, shops, transport, parking |
| Numbers | Area, floor, rooms, renovation state, documents |
| Price explanation | Why this price — compared with similar properties nearby |
Photos should be bright, wide-angle and tidy. Shooting on a phone — shooting Reels on a phone.
Step 4. Listings and Telegram channels
Listing sites and Telegram channels are where buyers mainly search. Rules:
- real photos and accurate information in every listing — collecting calls with "phantom" cheap properties destroys trust;
- the headline carries the essentials: district, rooms, area, the key advantage;
- a Telegram channel per district or property type — "Apartments in Yunusabad";
- remove sold properties promptly.
Growing a Telegram channel — grow a Telegram channel; advertising on Telegram — Telegram advertising.

Step 5. Price and the law
Real estate prices are often quoted in dollars, but Uzbekistan's Advertising Law bans foreign-currency prices in ads. In ads and listings, give the price in UZS or write "ask the manager for the price". If you mention instalments or mortgages, don't hide the terms. More in advertising law in Uzbekistan. This is not legal advice — in complex cases, consult a lawyer.
Step 6. Attracting sellers
Winning owners needs its own marketing:
- A free valuation — "We'll tell you what your apartment is worth within 24 hours", based on comparable properties in the district.
- A work plan — photography, video tour, listings, ads, viewings, reporting.
- Results — how many properties sold in the district and how fast (real numbers).
- Transparent terms — commission, timeframes and obligations in the contract.
Run a separate ad campaign for sellers: "Selling your apartment? Get a free valuation".
Step 7. Paid ads for buyers
- Objective: messages or a lead form (district, rooms, budget, timing);
- Creative: the property's video tour, exact parameters, the agent's face;
- Retargeting: other properties in the same district for people who watched a tour;
- A qualifying question in the form: "Payment: cash / mortgage / instalments".
Typical mistakes in developer ads largely apply to agencies too — real estate developer ads. Choosing between lead forms and messages — lead form or messages.
Step 8. CRM — a database of buyer requirements
An agency's most valuable asset is its database of buyers and what they want: district, rooms, budget, timing. When a new property comes in, you can message matching buyers right away. In the CRM, for every lead: source, requirements, properties shown, next step. How to choose — CRM for small business; reply speed — lead response time.
What to measure
- new listings and their source (referral, ads, valuation request);
- number and cost of buyer leads;
- lead-to-viewing and viewing-to-deal conversion;
- average time to sell a property;
- deals per agent.

Common mistakes
- Prices in dollars, or listings with non-existent cheap properties.
- Marketing only to buyers, never to owners.
- Identical poor photos and listings without video.
- Agents nowhere to be seen — a "faceless" agency.
- Not recording buyers' requirements.
Questions and answers
Which channel matters most for an agency?
For buyers, listing sites and Telegram channels; for owners, referrals and agents' personal brands. Paid ads strengthen both.
Does an agent need a personal brand, or is the agency brand enough?
Both. Clients trust a person, but the agency brand keeps the client base and reputation even when an agent leaves.
How should prices appear in ads?
In UZS. If the price depends on the exchange rate, write "ask the manager for the price", but don't show a currency figure in the ad.
How soon will results show?
Buyer leads arrive in the first days, but deals take weeks or months. Track leads and viewings in the first months.
Conclusion
Real estate agency marketing means working two markets: winning owners with transparent terms and free valuations, and guiding buyers to a deal with real property content and fast replies. Agents' personal brands and the buyer database become the agency's biggest advantage. Level Marketing shoots video tours for real estate businesses and runs their ads — the sale of 100 apartments in 6 months for Global Avenue is one example (case).
